Cocoa Brightline Station Gets $57.5M Federal Grant for a 2030 Opening
Federal and state officials met in Cocoa on October 6 to mark a $57.5 million Federal Railroad Administration grant for the Cocoa Brightline station. The grant pays for final design and construction of an in-line station at US 1 and SR 528, four miles of double track, and an access road. Brightline bought the station land in 2021. Service is targeted for 2030. Here is what the filings say, what the land cost, and the dates an owner along US 1 or Clearlake Road can plan around.
What the $57.5 Million Grant Pays For
The FRA selected the Cocoa Multimodal Station and Rail Project on August 11, 2026 under the Federal-State Partnership for Intercity Passenger Rail program. The award is up to $57,481,255. The City of Cocoa is the applicant, the Space Coast Transportation Planning Organization is co-applicant, and Brightline Trains is the sub-recipient that will build the station with the city, then operate and maintain it.
The FRA's project summary lists the scope as a new Brightline in-line rail station, a multi-use access road, and a new segment of double track on infrastructure owned by the city and Brightline. The TPO's project sheet puts the double track at four miles and says parking and on-site circulation will be built on land the project partners already own. The station and the track stay inside the Brightline corridor.
The two records differ on the local share. The FRA summary says the City of Cocoa will contribute a 24 percent non-federal match that may include funding from Brevard County and Brightline. The TPO's sheet shows $37,947,336 in matching funds, 39.8 percent, against a total project cost of $95,428,592. Both documents are linked under Sources.

Cocoa Brightline Station Site: 33 Acres Bought for $12.5 Million
The station address is 2800 Clearlake Road, Cocoa, at the north end of Clearlake Road where it meets US 1 and the SR 528 interchange. The Brevard County Property Appraiser lists the parcel, 24-36-17-00-252, at 3.73 acres, owned by Brightline Trains-Florida LLC.
That parcel was one of five Brightline took on a single deed recorded April 28, 2021 at Official Records Book 9111, Page 791, for $12,500,000. The five parcels total 33.12 acres: 3.73, 2.13, 16.97, 3.00 and 7.29 acres. That works out to about $377,000 an acre for the assemblage. Brightline holds 18 parcels in Brevard County in all, eight of them around the station site, and the roll carries all but one as centrally assessed railroad property.
The site is where Brightline's Orlando line along SR 528 turns south onto the Florida East Coast Railway main line, which runs parallel to US 1 through the rest of the county. Kennedy Space Center is 17 miles away and Port Canaveral is 10, per the August release from the city and Brightline. The TPO first identified this location in a 2016 station study and confirmed it in an October 2024 feasibility study.
Dates, Ridership and the 3,500-Job Figure
Service is targeted for 2030, per Spectrum News 13's report on the October 6 event and the Orlando Sentinel's August coverage. The grant funds final design, so the station drawings are not final yet.
At the event, Brightline Florida CEO Patrick Goddard said the company carried 3.1 million riders in 2025, projects 3.6 million in 2026, and has restructured its debt, per Spectrum News 13. FRA Administrator David Fink, Florida Transportation Secretary Jared Perdue, Rep. Mike Haridopolos and Cocoa Mayor Michael Blake also spoke.
The 3,500 jobs and up to $350 million a year in economic impact come from Rep. Haridopolos's remarks in the U.S. Department of Transportation release and from the city's own release. Neither document says how the figures were calculated or whether the jobs are construction or permanent. They are a projection, not a count.
The same federal package sends $356 million to FDOT for safety upgrades at 910 rail crossings statewide. Nearly a quarter of the sites are in Brevard, Orange, Osceola, Seminole and Volusia counties.
What It Means for Cocoa Commercial Property
The station lands at the SR 528 interchange, north of downtown Cocoa and Cocoa Village. The first ring of effect is the US 1 frontage and the Clearlake Road corridor near the interchange, not the Village storefronts on Brevard Avenue.
The last recorded price at the site is Brightline's 2021 assemblage at about $377,000 an acre. An owner on US 1 or Clearlake Road weighing a sale this year has that number, a 2030 service date, and no final station drawings. Nothing on the five Brightline parcels is for lease or sale; they are railroad property on the roll.
For the 33-acre site itself, the parking and circulation layout will decide how much acreage is left for anything else. The TPO sheet says parking goes on land the partners already own, and the station and double track stay inside the corridor.
RCRE Take
Owners: a Cocoa station four years out changes the hold math for US 1 and Clearlake Road frontage near SR 528, and the only recorded comp at the site is $377,000 an acre from 2021. Price any offer this year against that figure and the 2030 date, not against the jobs projection.
Tenants and buyers: there is nothing to lease at the station until 2030. If you want to be near it, the parcels to watch are the ones around the interchange that Brightline does not own.
