Tenant Representation

Tenant Representation in Brevard County, FL

We work for the business leasing the space, not the landlord. We find it, add up what it really costs, and negotiate the lease. In most deals the landlord pays our fee.

The landlord already has a broker

Tenant representation means a commercial broker works for you, the business leasing the space, and not for the landlord. In Brevard County, Reach Commercial Real Estate finds office, retail, medical, flex and warehouse space, compares what each one costs to occupy, and negotiates the lease. In most deals the landlord pays our fee. The landlord already has a broker. That broker is good at their job, and their job is getting the landlord a better lease than you'd want to sign.

We map headcount, parking, power and signage before you tour.

Free rent, TI dollars, renewal options, and who pays for the roof.

Four parts of a tenant rep search

Build the requirement

How your business runs decides the space. Doors, parking ratio, patient or customer traffic, move date.

Search everything

Listed space plus the deals that never reach a listing site, because a lot of Brevard space moves on a phone call.

Tour and compare

We write down what the flyer left out, then line up offers on total occupancy cost per year.

Negotiate the lease

Rent and concessions, then the clauses that bite later: CAM caps, HVAC, escalations, assignment.

Flex and industrial near the Cape in Titusville and Port St. John. Contractors in Cocoa, Rockledge and Merritt Island. Medical and professional office in Viera and Suntree. What a tenant rep broker does for you

We start with how your business runs. How many people sit where, how many trucks back in, whether customers need to find you from US-1 or just from a Google pin. Parking ratio. Power. A sign panel you can actually read from the road and not one hidden behind the landlord's favorite palm tree.

Then we build the requirement on paper before anyone tours anything. Touring first is how people fall in love with a lobby and sign a five-year lease on a building with two parking spaces per thousand feet.

After that:

  • We search listed space and the space that never makes it to a listing site, because a lot of Brevard deals happen on a phone call.
  • We tour with you and write down what the flyer left out.
  • We compare offers on total occupancy cost: base rent, CAM, taxes, insurance, escalations, buildout and the months of rent you'll pay while contractors are still on site.
  • We negotiate rent, free rent, tenant improvement dollars, renewal options and who pays for the roof.

Asking rent is the least interesting number in the lease

A gross quote and an NNN quote are not a fair fight until you add the NNN charges back. CAM reconciliations show up in the spring like a surprise tax bill. Escalations compound. An HVAC clause written by someone who apparently hated tenants will cost more than any rent concession you won.

Our Brevard County Commercial Rent Guide breaks down how rents are quoted here. Read it before you compare two flyers side by side.

Where we search on the Space Coast

All of Brevard County, north to south. Titusville and Port St. John for flex and industrial near the Cape and Kennedy Space Center traffic. Cocoa, Rockledge and Merritt Island for service businesses and contractors who need to reach both the mainland and the beaches. Viera and Suntree for medical and professional office. Melbourne and West Melbourne for the deepest office and industrial inventory in the county. Palm Bay for space at a lower price per foot and room to grow. Indialantic and Cocoa Beach if your customers live on the barrier island.

Each area has its own page: Titusville, Merritt Island, Viera, Melbourne, West Melbourne and Palm Bay.

Office, retail, medical and industrial tenants

Office tenants get the most pitches and the fewest straight answers. Start with office space for lease in Brevard.

Retail tenants live and die on visibility and co-tenancy. See retail space for lease.

Medical users need plumbing, ADA access and patient parking checked before the LOI, not after. Our Medical Office Space page covers that.

Industrial and flex users care about clear height, doors, power and whether a 53-foot trailer can turn around in the lot. One example: we represented a company as tenant in a 4,800 SF industrial flex lease on Chaffee Drive in Titusville. Browse industrial and warehouse space for lease.

Renewing your lease? Same rules apply

Your landlord knows what it costs you to move. You should know what else is out there before they send the renewal letter. We pull comparable space and run the moving math, and you go into the renewal with real alternatives. Sometimes staying is the right call. It's a better call when the landlord knows you checked.

Start nine to twelve months before your lease ends. Eighteen if you need a buildout.

Moving to Brevard from out of town

If you're relocating a company to the Space Coast, tenant rep is half the job. The other half is picking the right part of the county. Our Site Selection page covers that.

Frequently asked questions

How much does a tenant rep broker cost in Brevard County?

In most commercial leases the landlord pays the commission, which is shared with the tenant's broker. You sign a representation agreement with us, and we tell you up front how we're paid on your deal. If a space has no commission offered, we talk about that before you tour it.

When should I start looking for new space?

Nine to twelve months before your current lease ends for a simple move. Longer if the space needs buildout, permits or a change of use. Starting late is the easiest way to lose leverage.

Can you help me renew my current lease instead of moving?

Yes. We pull comparable space so you know your options, then negotiate the renewal with that information. Landlords give better renewals to tenants who have somewhere else to go.

Do you only work in Melbourne?

No. Our office is in downtown Melbourne, and we cover all of Brevard County, from Titusville to Palm Bay and the beaches.

What is the difference between gross and NNN rent?

Gross rent includes most building costs. NNN (triple net) rent adds your share of property taxes, insurance and common area maintenance on top of base rent. Always compare total cost per year, never base rent alone.

Will the landlord treat me differently if I have a broker?

Landlords in Brevard deal with tenant reps all the time. A represented tenant usually gets a cleaner process, because both sides know what they're asking for.
