Site Selection
Site Selection in Brevard County, FL
The right site in Titusville looks nothing like the right site in Palm Bay. We match the town to your people, trucks and customers, then close the deal.
Pick the town before the building
Site selection in Brevard County comes down to one question: which part of the county fits your people, your trucks and your customers? Reach Commercial Real Estate helps companies moving to or expanding on the Space Coast compare towns and corridors, shortlist sites to lease, buy or build, and negotiate the deal. The right site in Titusville and the right site in Palm Bay have almost nothing in common except the county tax collector.

Four parts of a site search
The requirement
Headcount, power, clear height, parking, zoning and opening date, written down before anyone tours.
The map
North, central and south Brevard compared against your commute and shipping lanes.
The short list
Listed space, off-market buildings and land, narrowed to the few worth a flight.
The deal
Lease or purchase negotiated, with your architect, attorney and local officials kept in sync.
Three Brevards and a barrier island
North Brevard sits next to Kennedy Space Center. Central Brevard has Port Canaveral, the Beachline to Orlando and the county offices in Viera. South Brevard has Melbourne Orlando International Airport and the biggest inventory. The beaches are great for customers and rough for box trucks.

Start with the business, then the map
Before we pull a single listing, we want to know where your employees will live, how far they'll drive, where your customers are, and what comes in and out of the building. A machine shop shipping on I-95 and a dental group pulling patients from Suntree need different answers. Same county. Different planet.
Things we pin down early: headcount and commute, power and clear height, loading, parking, visibility, zoning, buildout time, and whether you'd rather own.
How the county splits up
North Brevard, Titusville and Port St. John, sits closest to Kennedy Space Center and has industrial and flex space with launch-industry neighbors. Central Brevard, Cocoa, Rockledge, Merritt Island, Cape Canaveral and Viera, puts you near Port Canaveral, the SR 528 Beachline toward Orlando, and the county government center in Viera. South Brevard, Melbourne, West Melbourne and Palm Bay, has Melbourne Orlando International Airport, the largest office and industrial inventory in the county, and Palm Bay's land.
The barrier island, Cocoa Beach to Indialantic, is its own market. Great for customers who live there. Rough for a box truck at 5 PM.

Lease, buy or build
Leasing is fastest. Buying makes sense if you plan to stay and want the equity. Building fits users who can't find what they need, which in Brevard industrial has happened more than once. We look at all three, and for land we check zoning, access, utilities and what the county will actually let you put there. See commercial land for sale and industrial warehouse for lease.
One example: we represented a Culver's franchisee buying a vacant restaurant pad site in the Melbourne 32940 market.
Running the search from out of state
Most relocating companies first see Brevard through a windshield on a three-day trip. That's a lot of driving for a short list. We do the first rounds by video, send tour footage and notes, and set up in-person tours only for sites worth the flight. Then we coordinate with your architect, attorney and local officials through closing or lease signing.
Once the site is picked, our tenant representation and buyer representation teams handle the paper.
Frequently asked questions
We're not local. Can you run the search remotely?
Yes. We handle early rounds by video call with tour footage, then book in-person tours for the finalists. Most clients fly in once or twice.
Which part of Brevard is best for industrial?
It depends on what you ship and who you hire. Titusville and Port St. John sit near Kennedy Space Center, while Melbourne, West Melbourne and Palm Bay have the deepest inventory and the airport. We compare both against your logistics.
Do you help with land and build-to-suit?
Yes. Commercial land is a big part of our business. We check zoning, utilities and access before you make an offer.
How long does a site search take?
A lease search for existing space runs a few weeks to a few months. Land and new construction take longer because of permitting and buildout. Tell us your deadline and we'll work backward from it.
Do you charge for site selection?
On most leases the landlord pays the commission. On purchases and land, the seller usually does. We confirm how we're paid before the search starts.
