Titusville commercial real estate moved through a stack of August agendas. The City Council's Aug. 11 agenda called for a public hearing on Resolution No. 17-2026, allocating 124 hotel rooms to Tract/Parcel A-5 by amending the property's Development Order. The same agenda carried a cell tower ordinance, a Canaveral Avenue rezoning, and the first reading of a plat ordinance, and the Community Redevelopment Agency listed a $49,381.95 Commercial Beautification Grant the same day.

Titusville Commercial Real Estate on the August 11 Agendas

Ordinance No. 15-2026 would allow transmission towers as a conditional use in Community Commercial (CC) zoning. A Small Scale Comprehensive Plan Amendment paired with Ordinance No. 18-2026 covers property along Canaveral Avenue, south of Pine Street and north of Palmetto Street: per the agenda, the future land use designation changes from Medium Density and the zoning goes from Single-Family High Density (R-1C) to Multifamily. Council also had the first reading of Ordinance No. 19-2026, titled Administrative Approval of Plats and Replats.

The Community Redevelopment Agency's Aug. 11 agenda called for approving a Commercial Beautification Grant of $49,381.95 for 1220 South Washington Avenue.

Variances, a Rezoning Request, and Lagoon Funding Later in the Month

The Planning and Zoning Commission's Aug. 19 agenda listed Rezoning No. 4-2026, the Chivers Residence at 527 Indian River Ave. On Aug. 25, council's agenda included Save Our Indian River Lagoon cost-share funding for a baffle box at Knox McRae Drive with an associated budget amendment, acceptance of a utility easement for water and reclaimed water infrastructure, an assessment roll headed to the Tax Collector's Office, and Ordinance No. 19-2026 back on the agenda.

The Board of Adjustments and Appeals closed the month on Aug. 26 with three variances. VAR No. 15-2026 at 701 Booker St, a request to allow a smaller side corner setback, was listed under old business. VAR No. 18-2026 asks to allow two additional wall signs at 2055 Cheney Hwy. VAR No. 20-2026 covers Parcel IDs 23-35-01-25-I and 23-35-01-25-J; the published agenda text cuts off before the request detail. The board's agenda also carried its annual election of officers, and the rest of the calendar filled in around it: a special council budget workshop Aug. 20, a Development Review Committee meeting Aug. 19, and a Student Advisory Council session Aug. 18 where Assistant City Attorney David Melito was slated to review Florida's Sunshine Laws.

If you hold single-family-zoned property in Titusville, watch the Canaveral Avenue item: a request to take R-1C property between Pine and Palmetto to Multifamily sat on council's Aug. 11 agenda as a small scale amendment.
