New Cocoa Commercial Property for Sale

Cocoa mainland is an easy market to overlook, and that is exactly why it is worth watching. New Cocoa commercial property for sale runs from a 309,000 dollar redevelopment lot to a 5.8 million dollar shopping plaza. Here is what just listed, and I represent the buy side on any of it.

The standout

The biggest deal on the board is 1208 Dixon Boulevard, the Celebration Shopping Plaza, a special-purpose retail center listed at 5.8 million. A multi-tenant plaza on a main corridor is an income play, so this one trades on the rent roll, and the rent roll is the first thing to ask for.

Retail and office

For a smaller owner, 407 Center Street is a retail building at 1.25 million, and 960 North Cocoa Boulevard is an office listed with price on request. Both sit on established Cocoa corridors where the tenant base is steady rather than flashy.

Industrial

Two industrial options just came up. 3640 U.S. 1 is a newer 9,264 square foot industrial and retail building with a fenced yard at 1.795 million, which is a genuinely useful combination for a contractor or distributor. 4130 Pine Tree Place is an industrial building at about 1.097 million, currently a fire-protection and plumbing operation.

Land

On the land side, 807 Forrest Avenue is a mixed-use and retail assemblage at 550,000, 104 Grace Avenue is a mixed-use lot at 309,000, and 1840 West King Street is a land parcel listed with price on request. Cocoa is one of the few places in central Brevard where infill land like this still comes up.

RCRE Take

Cocoa gets overshadowed by Melbourne to the south and the beaches to the east, but the mainland has real bones: Cocoa Village, the US-1 corridor, and a redevelopment story that keeps building.
