Melbourne Square Mall Sold for $56.25M: Who Is Moving In

Orlando Business Journal reported Monday that Melbourne Square Mall is adding four local retailers following its $56.25 million sale, naming Space Age Collectibles and SBOVIA Swimwear among them. The county deed and the mall's own directory fill in the rest. Here is what actually traded at 1700 W New Haven Ave, and which names are new.
What Actually Traded
Brevard County records show Evans MS Holdings LLC took title under a deed dated February 10 and recorded March 3, 2026 at Official Records Book 10560, Page 1012, instrument 2026041947, with a recorded consideration of $56.25 million (the Clerk's record shows $56,250,000; the Property Appraiser's roll shows $56,249,999). The entity's mailing address is 2255 Glades Road, Suite 324A in Boca Raton, the same address Second Horizon Capital lists as its headquarters. Second Horizon announced the acquisition on March 2, its second Florida purchase in a year and eighth investment since the firm's 2021 founding, and engaged CBRE for property management and leasing. REBusiness Online reported the seller as a joint venture of Neuberger Berman and Cross Ocean Partners.
Two parcels traded: the enclosed mall on 51.66 acres with 542,262 square feet of building area, and the adjoining 10.1-acre Dick's Sporting Goods parcel with 83,381 square feet. That is 625,643 square feet of building area on the deed, which puts the recorded price at roughly $90 per square foot. The 710,000-square-foot figure in the press coverage describes the full center, including anchor boxes the sale did not include.
The buildings that house Dillard's and Macy's are owned separately from the mall. County records list the three department store buildings under Dillard Department Stores Inc, J B Ivey & Co, and Burdines Real Est Inc out of Cincinnati. None of the three traded in the sale.
The New Names in the Directory
The Business Journal names Space Age Collectibles and SBOVIA Swimwear among the four new tenants. The mall's directory adds detail: against an archived copy of the same directory from May 14, five names are new as of Monday: Space Age Collectibles, SBOVIA Swimwear, The Ornament Station, Anytime Flavorites, and Vitali Essences. SBOVIA and The Ornament Station carry coming soon flags; the other three appear without one. EOS Fitness shows a coming soon flag too, but it was already in the May directory copy and was named in trade coverage of the sale back in the spring.
Second Horizon's leasing page claims 4.4 million annual visitors, a daytime population above 108,000 within three miles, and a $90,027 average household income within five miles. Those are the owner's figures from its leasing materials.
RCRE Take
The Business Journal describes the four additions as local retailers, and that fits the March announcement, in which Second Horizon said it would start investments immediately in center operations, building upgrades, and local partnerships. For Brevard retailers who assumed mall space was out of reach, five directory additions between mid-May and the end of August say the leasing posture has changed. For landlords with inline retail along the W New Haven corridor, a capitalized mall owner with CBRE running leasing is now competing for the same local tenants. The constraint on anything bigger sits at the anchors, where three separate owners hold the department store buildings. Retail has been the quieter conversation in a county focused on industrial, where vacancy sat at 3.7 percent in Q2. The mall's deeded basis is roughly $90 per square foot.
