Makoto's 'To Go' Signs at Stadium Square: Reach Represented the Tenant

Viera Voice reported Tuesday on the tenant lineup at Stadium Square, the seven-unit retail center under construction at 2903 Sodore Way, at Pineda Boulevard and Stadium Parkway. Makoto's To Go leads the story, and that lease is ours: Reach Commercial Real Estate represented Makoto's To Go, signed in August 2025.

The Makoto's Deal

Makoto's has been serving Japanese steakhouse dinners in Melbourne since 1985. Makoto's To Go is the restaurant's first takeout concept, a 2,002-square-foot space per the Viera Voice report, with a target opening in November 2026 and roughly 25 employees planned. A first location for a new format is a different site-selection problem than another copy of an existing store: the corner had to work for quick service, which means daytime traffic, easy in and out, and rooftops that reorder.

The Rest of the Lineup

Per Viera Voice, five of the center's seven units have named tenants: Makoto's To Go, MedFast Urgent Care, Viera Chemist, Xi Nails, and Jetset Pilates. MedFast will be its 19th Brevard County location and third in the Viera-Suntree area, and Jetset Pilates will be the franchise's first Brevard studio out of more than 200 locations. Reach's work here was the Makoto's To Go lease; the balance of the center's leasing is in other hands.

The site itself is a 2.94-acre commercial pad in the Village 2 Center subdivision per the Property Appraiser, and the center is 15,000 square feet in total.

RCRE Take

Five of seven units committed while the building is still going vertical says what Viera daily-needs retail demand looks like right now: food, healthcare, pharmacy, personal care, and fitness, all signed before delivery. The tenant mix trades on rooftops, which fits the corridor. Makoto's has run one Melbourne location since 1985; its first expansion format is going to Viera.
