Cocoa Commercial Land: $745,000 County Purchase on the October 20 Agenda
The Brevard County Board of County Commissioners' agenda for Tuesday, October 20, 2026 carries item J.1, a contract to buy 8.22 acres of Cocoa commercial land from Gamopin, LLC for $745,000. The county's Public Works Department Land Acquisition Office brought the item for the West Cocoa Master Stormwater Improvements Project at Mud Lake, in District 2.
The Parcel
The county's land acquisition summary puts the parcel on Range Road, west of Clearlake Road and south of Highway 524 in Cocoa, tax parcel 24-35-24-00-4, in Section 24, Township 24 South, Range 35 East. It is zoned C-N, Neighborhood Commercial, by the City of Cocoa. The summary lists no improvements, raw land in its natural state with wetlands, flood zones AE and X, and public utilities available.
The same summary records the last transaction on August 12, 2005 at $325,000, from Clerk of the Court records. The seller's address on the contract is 46 River Falls Drive, Cocoa Beach.
Cocoa Commercial Land Price: Two Appraisals
Integra Realty Resources appraised the parcel at $690,000 as of July 15, 2026. Property Valuation and Consulting appraised it at $800,000 as of August 25, 2026. The $745,000 contract price is the average of the two. On 8.22 acres that is $90,633 per acre, against $39,538 per acre in the 2005 sale.
The contract sets a $100 deposit held in escrow by the Brevard County Clerk and a closing on or before February 5, 2027. The seller warrants that nobody else occupies the land, that there is no hazardous waste or environmental contamination, and that it knows of no fact or restriction that would prevent use of the property for stormwater purposes.
Item J.2 on the same agenda is the AMC Malabar LLC property option. See commercial land for sale in Brevard County and Cocoa commercial real estate.
