Reach reviewed every deed recorded in Brevard County from August 26 through September 1: 754 records, 233 with a commercial entity on at least one side. Three in this Brevard Deed Roundup are worth a broker's attention, and every price below is the consideration recorded on the deed.

Brevard Deed Roundup: Cocoa at $6.61 Million off S Burnett Road

Affinity Cocoa West LLC, a Miami entity on Brickell Avenue, deeded land in Section 36 near S Burnett Road and W King Street to Cocoa Acquisitions III LLC for $6,610,000, recorded August 26 at Book 10712, Page 415. The seller assembled two adjoining parcels there in February 2023, 9.77 acres for $537,400 and 27.06 acres for $1,305,100, both carried on the roll as vacant residential land in the multifamily class, with the smaller parcel already addressed as 114 Palm Haven Dr with unit numbering. The Property Appraiser's roll has not yet caught up to the new deed, so which of the two parcels conveyed is still unconfirmed pending the deed image. The seller's 2023 purchases there totaled $1,842,500 per the Appraiser's records; the new deed records $6,610,000.

Titusville: The Police Hall of Fame's Foundation Sells to a Hospitality Buyer

The United States Law Enforcement Foundation, which operates the American Police Hall of Fame and Museum in Titusville, deeded land in the Vectorspace subdivision to Rimrock Hospitality Titusville LLC for $1,750,000, recorded August 26 at Book 10712, Page 737. The foundation holds a 3.51-acre vacant industrial parcel in that section that it bought in 2018 for $456,000; whether that is the parcel conveyed is unconfirmed until the roll updates. The buyer's name says hospitality, and nothing else about its plans is public yet.

Palm Bay: A Daycare at Roughly $390 per Square Foot

Learning Tree Academy of Palm Bay Inc sold its daycare property at 207 Emerson Dr NW to Jhagroo Holdings LLC for $1,725,000, recorded August 28 at Book 10714, Page 479. The building is 4,418 square feet on 1.07 acres in Port Malabar Unit 42, which puts the price at roughly $390 per square foot. The seller bought the property in February 2018 for $490,000. Whether the school keeps operating under the new owner is not on the record.

Two patterns from the rest of the week. Lennar Homes deeded four lots to MRP Liberty LLC on a single day, a multi-parcel transfer to a single buyer. And Viera Co recorded two ten-dollar intercompany deeds to Viera Development Corp, which are internal transfers and get set aside in this review.

The week's clearest signal is the Cocoa land trade: a Brickell Avenue seller recording a $6.61 million exit on land it assembled for $1,842,500 in 2023, in a county where industrial has been getting all the attention. The daycare sale is the other one worth filing: 4,418 square feet clearing at roughly $390 per square foot against a $490,000 basis from 2018. The Titusville parcel gets a follow-up once the roll updates and the buyer's plans surface.
