Brevard County Commercial Real Estate Market Update: September 2026

Industrial led Brevard County in September. Nine industrial deeds of $1 million or more recorded for $31.6 million. Retail sold within $10 of its second-quarter price per square foot. Office had one sale above $1 million. No apartment community recorded a sale.

This Brevard County commercial real estate update sets September's recorded sales and current asking rents against the second-quarter numbers we published. Third-quarter vacancy figures have not been published yet.

September sale prices are the consideration on recorded deeds, divided by the building size on the county roll. Asking rents are from Crexi's newest Brevard lease listings on October 1. They are asking rates, and signed rents are not public.

Industrial

Six buildings and three land sites traded. The three buildings between 20,000 and 30,000 square feet recorded at $121, $130, and $136 per square foot, right around the second-quarter figure of $130. The two buildings built since 2020 recorded higher, at $156 and $165.

Two of the buildings resold above their last price. 3120 Skyway Cir sold in September 2024 for $2,800,000 and resold for $3,400,000. 2725 Center Pl sold in September 2021 for $2,300,000 and resold for $2,800,000.

Land for new buildings traded too. A site on Grissom Pkwy in Cocoa, listed on Crexi at 16.49 acres zoned M-2, recorded at $5,400,000 on September 29. EastGroup Properties, a New York Stock Exchange-listed industrial REIT, bought 7.36 acres at 600 N John Rodes Blvd in Melbourne for $2,000,000, about $272,000 per acre. A 3.42-acre lot in NASA Corporate Centre recorded at $1,650,000, about $482,000 per acre.

On leasing, one industrial space among the newest listings carried a posted rate: 5,000 square feet in Palm Bay at $11.95. Panelists at Bisnow's Space Coast event on August 25 put industrial vacancy at 3 to 4 percent, in line with the 3.7 percent from the second quarter. Our notes from that panel are here.

Retail

Two retail buildings sold, and both landed near the second-quarter figure of $246 per square foot. A 3,500 square foot building at 530 Gus Hipp Blvd in Rockledge recorded at $857,783, or $245. A 7,063 square foot multi-unit building at 1429 Highland Ave in Eau Gallie recorded at $1,800,000, or $255.

The larger retail dollars were on Babcock Street. One trust bought the gas station and convenience store at 601 S Babcock St in Melbourne for $3,300,000 and the mixed-use property at 665 S Babcock St for $3,000,000 on the same day. In Palm Bay, a 1.12-acre commercial pad at 9163 Babcock St SE recorded at $3,980,000. The seller bought it in February 2024 for $975,000, and the county roll still shows it as vacant land.

Six retail spaces among the newest lease listings asked $16.15 to $26.57 per square foot, with a median of $22.50. The second-quarter asking rent was $20.34.

Office

Office was the thinnest sector. The largest sale was 1264 Malabar Rd SE in Palm Bay, a 5,646 square foot single-tenant professional building on 3.49 acres, at $1,975,000. The seller paid $700,000 in 2012. In Cocoa, a 2,770 square foot professional building at 780 West Ave, built in 1995, recorded at $760,000.

Those work out to $350 and $274 per square foot, well above the second-quarter office figure of $164. Both are small single-tenant buildings, and the Malabar Road price includes 3.49 acres.

Eight office spaces among the newest lease listings asked $16.74 to $39.92 per square foot, with a median of $24.50. The second-quarter asking rent was $23.44.

Multifamily

No apartment community recorded a sale in September. What traded was small: a 2006 triplex in Cocoa at $600,000, or $200,000 per unit, and a 1958 duplex in Cocoa Beach at $660,000, or $330,000 per unit.

Two- and three-unit buildings do not tell you much about apartment pricing. The second-quarter numbers stand until a larger property trades: $132,136 per unit, $1,635 a month asking rent, and 13.0 percent vacancy.

The Month's Largest Deeds

The two largest deeds of the month were outside these four sectors. A senior living community in Viera recorded at $67.5 million, and a West Melbourne hotel recorded at $7.9 million.

RCRE Take

Industrial owners have the clearest pricing. An older warehouse or flex building of 20,000 to 30,000 square feet sold at $121 to $136 per square foot in September, and the two buildings built since 2020 sold at $156 and $165. Sellers who bought in 2021 and 2024 resold for $500,000 and $600,000 more.

Retail owners can use $245 to $255 per square foot for a small building, which is where the second quarter was. Retail landlords are asking about $2 a foot more than the second-quarter rent.

Office sold only in small single-tenant buildings, which price differently from multi-tenant office. Asking rents are about $1 above the second quarter.

Multifamily buyers have no new sale to price against. The second-quarter figure of $132,136 per unit is still the latest.

The last published figure is 3.7 percent for the second quarter of 2026. Panelists at an August 25 industry event put it at 3 to 4 percent. A third-quarter figure has not been published.
