Beyond the Launch: Space Coast Growth From Three Sides

CREW Orlando ran its Beyond the Launch panel at the Citrus Club in downtown Orlando on Wednesday, August 19. I sat on it with three women who each run a different piece of how Brevard County grows, and 130 people drove downtown to listen.
Who was on the panel
Eva M. Rey, MPA, Senior Vice President at The Viera Company, has actually built master planned growth in Brevard at scale. Laura Poliah runs Lander Ground Operations for the Human Landing System Program at Kennedy Space Center, which is the work of getting humans back to the moon. Anne Conroy-Baiter, President and CEO of the Space Coast Chamber of Commerce, took a hundred year old Melbourne chamber and turned it into a countywide organization. Cindy Campbell of Greenberg Traurig moderated.
I was there for the commercial real estate piece, because somebody has to move the dirt and lease up the developments.
Residential, space, and business at the same table
People talk about Brevard growth like it is three separate stories. Residential. Space. Business. It is one story, told by three groups who rarely sit in the same room. On the 19th they sat at the same table.

Rooftops and payroll show up in my business as tenant demand, and they arrive from all three directions at once. Viera adds households, which pulls retail, medical, and service tenants behind it. The space programs at the Cape pull suppliers, and those suppliers need dock-served buildings near their customers, which is why industrial demand in Brevard now runs several times what is actually available and why countywide industrial vacancy sat at 3.7 percent in Q2. A chamber that works countywide instead of city by city changes which companies get recruited here at all, and Brevard landing semiconductor manufacturing is what that looks like on the ground.
An owner watching only one of those three misses most of the demand. The retail landlord who tracks rooftops but not the 66-acre astronaut training facility at Exploration Park is reading half the market. Same for the industrial owner who follows launch manifests and ignores where the housing is going. I have made the same argument listening to three Brevard mayors talk about commercial development, and the panel put the point in one room.
