Acadian Contractors Opens 45,000 SF East Coast HQ in Cocoa
Louisiana-based Acadian Contractors has opened a 45,000-square-foot East Coast headquarters off Cox Road in Cocoa, according to an announcement from the Space Coast EDC. The EDC describes the Acadian Contractors Cocoa facility as a redevelopment of the former Diamondback building and says it supports 100-plus local jobs. The company had been operating from an 11,000-square-foot facility it established in 2022, per the same announcement, which puts the net expansion at approximately 34,000 square feet.

The announcement describes the project as adaptive reuse: the former Diamondback building off Cox Road, an existing industrial building, redeveloped into Acadian's East Coast headquarters.
That fits what we have been covering for a while. Brevard industrial demand has been running well past available space, and a user who needs this much square footage often ends up in a renovated existing building because there is not much sitting on the market to tour.
What the Announcement Leaves Out
No transaction terms were released. The EDC announcement does not say whether Acadian bought the building or leased it, does not name a seller or landlord, and does not reference a parcel or recorded instrument. Until any of that surfaces, there is no price or rate to learn from here.

If you own older industrial product in the Cocoa corridor, this is the profile to have in mind: an out-of-state contractor that outgrew the facility it set up in 2022 and now occupies a renovated 45,000-square-foot building, per the EDC. If you have been sitting on an older building wondering whether anyone wants it, this announcement says a user just did.
For a tenant or buyer hunting space at this scale, tight industrial vacancy across Brevard means the workable buildings rarely hit the market in move-in condition. Start with what is actually listed across the county and expect the building you end up in to need work.

Did Acadian Contractors buy or lease the Cocoa building?
The Space Coast EDC announcement does not address the transaction structure. If it was a purchase, a deed will eventually show up in Brevard County records with a sale price; lease terms rarely become public at all. Until one of those surfaces, this occupancy is not usable as a pricing comp for nearby buildings.
What kind of work does Acadian Contractors do on the Space Coast?
Per the EDC announcement, the jobs at the Cocoa facility span aerospace, marine, and entertainment sectors. That is the full sector detail the announcement gives; it does not break down headcount by industry or name specific client contracts.
Is there other industrial space this size available in Brevard County?
Not much sits listed at any given time, and larger blocks in move-in condition are the scarcest. Most users at this scale either renovate an older building or wait on new construction; the Cocoa facility, per the EDC, came out of a renovation of the former Diamondback building. Starting the search early and staying open to off-market product is usually how these get solved.
