SpaceX Files Permits for Starship Test Stand at Kennedy Space Center

SpaceX has filed Environmental Resource Permit applications with the St. Johns River Water Management District for a Starship static fire facility at Kennedy Space Center, according to a Hoodline report on the filings. The Starship test stand, code-named Project Ignition per the application, would sit along Schwartz Road west of Kennedy Parkway North, near the company's existing Roberts Road Operations Area in the North Brevard submarket.

The applications describe a footprint of roughly 55 acres, and the engineering report cites a 101.32-acre parcel. Per the application, the facility would include a dedicated test stand and associated infrastructure for post-production Starship verification and static fire testing.

Per the report, the applications remain under regulatory review at the water management district.

What Is Already on Roberts Road

Per the report, the GigaBay assembly building is already located on the Roberts Road campus, along with the Hangar X booster refurbishment facility. A static fire stand nearby would add testing to a corridor that already handles assembly and booster work. North Brevard has been absorbing aerospace build-out for a few years now. We covered Blue Origin's Titusville manufacturing facility and the Relativity Space expansion when those landed. This filing joins the same submarket.

RCRE Take

Project Ignition would be a SpaceX-occupied facility on KSC land, so the leasing implications are indirect. Every large parcel KSC allocates to a rocket program is land that industrial and flex users cannot compete for, and we have already written about how far Brevard industrial demand runs ahead of available space. If the permits clear review, the machine shops, suppliers, and contractors that support a test campaign will need buildings, and the closest stock is in Titusville and along US-1.

If you own industrial land or buildings in North Brevard, this is a reasonable week to establish what you hold and what it would trade for, before the calls start. If you are a tenant trying to get close to KSC, filings like this one do not make the search easier. Current industrial and warehouse listings in Brevard are on the site.
