Space Coast Harley-Davidson Sells for $16.75M. Here's What the Deed Actually Tells Us.

Space Coast Harley-Davidson, the 9.5-acre dealership at 1440 Sportsman Lane NE in Palm Bay, sold for $16,750,000 on April 16, 2026. The deed is recorded and the price is public record.

The grantor was SCHD Executive Circle LLC. The grantee is SP MC Melbourne FL LLC, a single-purpose entity tied to Sonic Automotive, the publicly traded retailer headquartered in Charlotte, North Carolina, that posted $15.2 billion in revenue last year. Sonic announced the deal on April 21 alongside four other Harley-Davidson acquisitions in California, Florida, Georgia, and North Carolina. With these five rooftops added, Sonic Powersports now operates 20 dealerships nationally and nine full-service Harley locations, per Sonic's own announcement.

The land math

SCHD Executive Circle LLC bought this parcel in 2011 from Motorsports of Melbourne, Inc. for $7,287,000. Fifteen years later, they sold it for $16.75M, a gross gain of $9.46M on the real estate alone, or roughly 130 percent appreciation over the hold period. Two Truist Bank mortgage satisfactions recorded on April 21, 2023 show the property sat free and clear for almost three years before this transaction. A free-and-clear posture gives a seller maximum flexibility on timing and structure, and it usually correlates with a deliberate, unpressured exit rather than a forced sale.

The $16.75M figure is real estate only. The dealership business itself, meaning inventory, the Harley-Davidson franchise rights, goodwill, fixtures, and the operating company, was almost certainly conveyed under a separate asset purchase agreement. Public companies rarely break out per-location pricing in M&A announcements, and Sonic's release did not.

Why this trade matters for Brevard owners

A few things worth pulling out:

  • Single-tenant, special-purpose retail buildings on large parcels remain liquid at the upper end of the market when the tenant is a national or regional brand. The 9.5-acre site, the Babcock Street arterial visibility, and the brand identity itself all carried weight here.

  • Out-of-state institutional capital is still moving into the Space Coast. Sonic bought this parcel as one of five Harley-Davidson acquisitions announced the same week, spanning California, Florida, Georgia, and North Carolina. That is portfolio-level buying, and Palm Bay was one of the stops.

  • The 15-year hold, from $7.29M to $16.75M, is a clean comparable for any owner sitting on improved commercial land along a Brevard arterial and pricing out a long-term hold.

The local-to-corporate handoff

Sonic's messaging is the standard reassurance script after any consolidation: same team, same community, operational excellence. The structural reality is that decisions on pricing, service protocols, sponsorship budgets, and community programming now live in Charlotte, on Sonic's chart of accounts rather than the dealership's.

For commercial real estate owners and operators watching this market, a $16.75M check from a Fortune 500 buyer for a single Brevard parcel is a fresh data point for every other improved commercial site on a major Space Coast arterial.
