Port Canaveral: Terminal 10 Expansion, Cargo Service, Rusty's Lease

Port Canaveral made two announcements this summer, and a lease story followed them. On August 6 the port announced an expansion and renovation project at Cruise Terminal 10, per its release. On July 27 it published a release titled "Port Canaveral Expands Cargo Business with New International Container Service." And per Space Coast Daily, Rusty's Seafood & Oyster Bar extended its lease at The Cove at Port Canaveral for another 10 years. All three touch commercial property around the port, so here is what each one says.

Cruise Terminal 10 at Port Canaveral

Per the port's release, Port Canaveral launched the Cruise Terminal 10 expansion and renovation project on August 6, 2026. Port Canaveral CEO Captain John W. Murray said, "We've taken everything we've learned about cruise operations to create a terminal that is highly functional and visually beautiful." That quote is most of what the announcement gives you. The material released so far doesn't put numbers on the project, and I'm not going to guess at them. A New International Container Service

On the cargo side, Port Canaveral published an official release on July 27, 2026 announcing a new international container service. Murray is quoted: "This new partnership enhances supply chain connectivity, creates new opportunities for our cargo customers and reinforces our commitment to delivering efficient, flexible and customer-focused cargo solutions." The release calls it a partnership; the available text doesn't name the partner. Container cargo has a direct line to commercial real estate: freight coming across a dock needs warehouse, distribution, and truck staging somewhere nearby. Rusty's Extends at The Cove

Per Space Coast Daily, Rusty's Seafood & Oyster Bar has extended its lease at The Cove at Port Canaveral for another 10 years. The Cove is the port's retail and dining district, per the same report. No rent terms or square footage were reported.

RCRE Take

If you own warehouse or flex space in the corridor around the port, the container service is the item to track. A new international service means import and export freight that has to be staged, stored, and trucked, and none of the released material says how much of it there will be. There's no volume number to underwrite yet, so file it as a watch item. If you're a tenant in that corridor with a renewal coming up, have the term conversation before cargo announcements turn into demand on your submarket. On the retail side, a reported 10-year commitment from a restaurant operator at The Cove is useful to anyone who owns waterfront or tourist-adjacent retail in the county. Lenders ask about tenant duration at locations that live on visitor traffic, and a reported decade-long term at the port's dining district belongs in that conversation.

What details has Port Canaveral released about the Cruise Terminal 10 project?

Not many yet. The August 6, 2026 announcement doesn't include square footage added, capacity changes, a contractor of record, or a construction value, at least in the material available so far. Those details would come from the full official release or the permit and procurement record once they exist.

Does the new Port Canaveral container service name a carrier or routes?

No. The July 27, 2026 release text available doesn't identify the carriers or shipping lines involved, the trade lanes the service will run, or an operational start date.

How long has Rusty's been a tenant at Port Canaveral?

Space Coast Daily describes Rusty's as a longstanding tenant at The Cove but doesn't give an opening year. The report also doesn't reference a formal board approval for the extension, so nothing on the paperwork side of the deal has shown up in what I've seen.
