New Brevard County Commercial Listings, Week of August 24, 2026

Ten Brevard County commercial listings hit the market over the past two weeks, and the mix runs the full board: net-leased retail, Class A office, a value-add shopping center, riverfront acreage, and lease space from $15 to $42 per square foot. Every listing below was verified on its live listing page before it went in this post. I did not list these properties. I track everything that comes to market on the Space Coast, and I represent buyers and tenants on any of it.
New Brevard County Commercial Listings for Sale
The biggest ticket is the El Car Wash at 5985 Babcock Street NE in Palm Bay, asking $7,606,885. It is a 5,420 square foot express car wash built in 2022 on 1.70 acres at the I-95 and Malabar Road interchange, occupied on an absolute triple net lease that runs through December 31, 2043 with a corporate guarantee. Fee simple car wash deals also carry bonus depreciation, which is a big part of why this asset class trades the way it does.
1000 Revolution Technologies Way in Melbourne is a 17,000 square foot Class A office building asking $5,295,000, offered for sale or for lease. Concrete construction from 2013, impact windows, elevator, 81 parking spaces, and a new HVAC system installed this year. It sits on NASA Boulevard in the airport corridor, surrounded by the county's engineering and defense employers.
Celebration Shopping Plaza at 1208 Dixon Boulevard in Cocoa is the value-add play of the group: 72,165 square feet across 14 units on 10.06 acres, asking $5,800,000, which works out to about $80 per square foot. Current occupancy is 76.86 percent, and the property sits inside a federally designated Opportunity Zone.
Two land parcels came out in the same window. 4400 Eau Gallie Boulevard in Melbourne is 8.46 acres of vacant commercial land asking $3,199,000, with 667 feet of frontage between the John Rodes Boulevard and Trent House Drive signals and I-95 about 2,500 feet away. Zoning is City of Melbourne Commercial Parkway. A 4-acre parcel on Viera Boulevard is asking $3,000,000 with roughly 188 feet of frontage in one of the county's busiest growth corridors.
5120 N US Highway 1 in Melbourne is a different kind of assemblage: 4.64 acres on US 1 with 300 feet of Indian River frontage, asking $2,900,000. The site carries a fully occupied 5,400 square foot office building from 2014 and can be broken into three parcels, so a buyer can hold income on one piece while building on the others. A Phase 1 environmental was completed in December 2025.
Rounding out the sale side, the Pediatric Associates building at 1653 Jess Parrish Court in Titusville is asking $1,879,628 for 6,255 square feet of medical office next to the hospital corridor, leased with a corporate guarantor rather than an individual practice. Medical office with credit behind the rent stream is exactly what out-of-state net-lease buyers keep calling me about.
New Space for Lease
On the lease side, Heritage Square at 130 Saint Johns Heritage Parkway in Palm Bay has a 2,000 square foot retail space asking $42 per square foot triple net in a center built in 2025. That is new-construction pricing on the St. Johns Heritage Parkway corridor, where rooftops are going in faster than retail is.
2850 Lake Washington Road in Melbourne offers 1,400 square feet of renovated office at $18 per square foot modified gross, at the signalized corner of Wickham Road and Lake Washington Road. Three private offices, open area, reception, and direct signage on Lake Washington. For a professional practice that wants visibility without a build-out, this is the shape of deal to move on.
For industrial users, 4460 Old Dixie Highway in Grant-Valkaria is asking $15 per square foot modified gross for a fenced 2.83-acre facility: a 19,685 square foot warehouse with 15 to 18 foot clear height, a loading dock, five bay doors, and full air conditioning, renovated between 2020 and 2022, plus a separate 1,540 square foot office building. Air-conditioned warehouse space with a yard is scarce in this county, and our industrial and warehouse listings page shows how thin the for-sale side of that market runs.
RCRE Take
Three of the ten are land or splittable acreage, and two of the sale listings are long-lease net deals under $8 million. That second group rarely sells to a Brevard buyer. Net-leased assets at these price points get marketed nationally to 1031 exchange money, and the buyers usually close without ever standing on the site. If you are a local investor who wants assets you can drive past, this is the week to look, because the local knowledge gap is your edge: I can tell you what the traffic counts feel like at Malabar and I-95 at 5 pm, not just what the flyer says.
The lease listings tell the simpler story. New retail construction in Palm Bay is asking $42, renovated in-town office is asking $18, and conditioned warehouse south of Malabar is asking $15. Start with who actually guarantees the rent. The Titusville listing in this post is backed by a corporate guarantor rather than an individual physician's practice, and it carries 3 percent annual rent increases with two 5-year renewal options. Remaining term, guarantor strength, and renewal economics move the value of these buildings more than the walls do.
What does modified gross mean on a lease listing?
The landlord and tenant split the operating costs, and the split is negotiated deal by deal. It usually means the landlord covers items like taxes, insurance, or exterior maintenance while the tenant pays its own utilities and janitorial. Triple net is the opposite end: the tenant carries the operating costs on top of base rent. Always get the actual expense responsibilities in writing before comparing two asking rates.
