As Brevard County accelerates its transformation into a global hub for aerospace innovation, a bold new development near Kennedy Space Center is capturing the attention of investors, developers, and business leaders alike. Known as the Space Commerce District, this proposal by Space Florida is more than a development initiative—it is a comprehensive strategy to anchor the next phase of economic growth on the Space Coast.

Strategically located at the junction of Space Commerce Way and State Road 3, the district is already benefitting from significant infrastructure upgrades, including the recent widening of Space Commerce Way and the early completion of the NASA Causeway Bridge. These transportation improvements are critical in supporting the movement of large-scale aerospace components and ensuring efficient access between Kennedy Space Center and surrounding commercial zones.

Phase one of the development spans a 60-acre site that will host eight new commercial buildings totaling over 315,000 square feet. Among the first to launch operations in the district is Airbus U.S. Space & Defense, which has already established its small satellite assembly line. Just north of the primary development site, a 66-acre parcel will become home to a new astronaut training facility. Designed to accommodate 50 staff members and 30 astronauts, this site will also include a public-facing restaurant and café, further integrating the commercial and community aspects of the district.

This initiative is projected to generate more than 800 permanent jobs in fields such as aerospace engineering, research and development, logistics, and supporting services. With annual visitor traffic to the area expected to nearly double—from 1.7 million in 2024 to 3.3 million by 2038—the Space Commerce District is positioned to spark a ripple effect across Brevard County’s broader economy. Local real estate markets in cities like Melbourne, Titusville, and Cocoa will feel the impact, particularly as demand increases for industrial space, logistics hubs, retail amenities, and hospitality infrastructure.

From a business strategy standpoint, the Space Commerce District is targeting a diverse mix of enterprises. Aerospace firms, advanced manufacturing operations, technology startups, educational institutions, and tourism-centered businesses all have a role to play in the district’s multifaceted development model. By offering leasable space in a pre-zoned, infrastructure-ready environment, the district lowers the barrier to entry and accelerates time-to-market for incoming companies.

Frequently Asked Questions

Commercial Real Estate in Melbourne, FL

How much does commercial real estate cost in Melbourne, Florida?

Costs vary by property type. Office space leases for $14 to $28 per square foot per year. Retail space runs $14 to $30 per square foot NNN. Industrial and warehouse space leases for $8 to $16 per square foot NNN. Commercial land ranges from $3 to $40 per square foot depending on zoning and entitlement status.

Do I need a commercial broker in Brevard County?

You are not legally required to use a broker, but tenant representation is free to you. The landlord pays the commission whether you have representation or not. A commercial broker provides market data, off-market access, and negotiates terms that most tenants would not know to request.

What is a NNN lease in commercial real estate?

A NNN (triple net) lease requires you to pay base rent plus three additional expenses: property taxes, building insurance, and common area maintenance (CAM). This is the standard lease structure for retail and industrial properties in Brevard County. NNN charges add $3 to $10 per square foot.

What is a 1031 exchange in Florida?

A 1031 exchange lets you defer capital gains taxes by selling one investment property and purchasing another like-kind property. You have 45 days to identify replacement properties and 180 days to complete the purchase. Florida has no state income tax, making 1031 exchanges here particularly advantageous.
