A deed recorded with the Brevard County Clerk on October 19, 2026 conveys land in Emerald Lakes Palm Bay from Excess Land Investment LLC to Wal-Mart Stores East LP for $10,075,500. The Clerk's index places the land in Emerald Lakes West Phase 2C, Plat Book 79, Page 54, measured from the north line of Interchange Parcel 101. The index gives no acreage.
Emerald Lakes Palm Bay Site Plan: 187,798 Square Feet
The City of Palm Bay's project records carry case SP26-00012, a site plan review titled Wal-Mart, Emerald Lakes, with gas station. The milestone reads Under Review as of October 20. The record lists a building of 187,798 square feet on parcel 30-37-02-00-503.
That parcel is the Brevard County Property Appraiser's account 3040852: 177.95 acres of vacant, unplatted land in the Palm Bay taxing district, owned by Excess Land Investment LLC. The account shows a February 28, 2025 sale at $11,000,000, recorded at OR Book 10294, Page 1804. Fourteen of the fifteen Excess Land Investment accounts show that same sale. As of October 20 no Wal-Mart Stores East account exists in Section 2, Township 30, Range 37, and the Phase 2C lot has not been split out on the roll.
The West Side Retailer
At the October 15 council meeting that approved Emerald Lakes East Phase 1, Cole Zons of Zons Development said a third retailer of more than 200,000 square feet had already closed on the west side, per The Palm Bayer's recap. The master plan, per the same recap, covers 1,575 acres and about 2.82 million square feet of commercial space.
