A deed recorded with the Brevard County Clerk on October 19, 2026 conveys Brevard County commercial land from MBAPS1 LLC to Palm Shores Land PO LLC for $4,608,513. The Clerk's index describes the land from the intersection of the east line and the easterly right of way of the Florida East Coast Railroad in Section 31, Township 26, Range 37. All three MBAPS1 LLC parcels on the appraiser's roll are in the Palm Shores taxing district.

What BCPAO Shows for MBAPS1 LLC in Palm Shores

The Brevard County Property Appraiser lists MBAPS1 LLC as owner of three parcels in the Palm Shores taxing district, all vacant commercial land with no buildings. Two sit in Section 32: 4440 N Highway 1 at 6.21 acres, last sold June 3, 2004 for $580,000, and 4490 N Highway 1 at 8.94 acres, last sold April 1, 1980 for $106,500.

The third, account 3028435, parcel 26-37-31-00-3, is the only MBAPS1 parcel in Section 31. It has no site address, carries the site code U S 1, and covers 8.25 acres. The appraiser's legal description places it in the southeast quarter of the northeast quarter east of the FEC railroad and in Government Lot 2 west of US Highway 1. MBAPS1 bought it on September 13, 2025 for $3,000,000, recorded at OR Book 10450, Page 1396.

Brevard County Commercial Land Price Per Acre

If the October 19 deed covers only that 8.25 acre parcel, $4,608,513 works out to $558,608 per acre. The September 2025 purchase was $363,636 per acre. The Clerk's index does not say whether the deed conveys land beyond the Section 31 parcel, and as of October 19 the sale had not posted to BCPAO.
