Bowen Aquarium Sets December Groundbreaking at Port Canaveral

Bowen Aquarium is scheduled to break ground in December at Port Canaveral, according to an August 28 report from Click Orlando. The report puts the project on a 14-acre site on Port Canaveral property bordering the Banana River, just off State Road 528, with a campus of 10 buildings carrying various dedicated uses.

What the Bowen Aquarium report says

Per the Click Orlando report, the site is port-owned waterfront: 14 acres on the Banana River side, just off SR 528. The campus plan calls for 10 buildings, each with a dedicated use, though the report does not break out what those uses are. The coverage characterizes the project as a major new development at Port Canaveral. Brevard has seen aquarium plans before; our post on the Brevard aquarium project covers a separate effort.

What is not on the record

The report gives a December groundbreaking but does not pin the year. Nothing in the coverage confirms a signed ground lease with the port, an entitlement approval, or financing. No square footage, cost figure, or tenant commitment appears either. The date stands alone.

If you own retail, hospitality, or land along the SR 528 corridor near the port, this is a file-and-watch item. This project has no lease, entitlement, or financing on the record yet. Do not underwrite a purchase or push an asking rent off the announcement.

Watch for the paper trail instead: a ground lease on a port commission agenda, a site plan filing, a named construction lender. When any of those surface, surrounding parcels are worth a fresh look at pricing. Buyers screening Brevard investment property should log the site and move on until the record fills in.
